Top 5 suburbs in Houston for new construction homes

Between builder delays and price increases, the new home market can feel like a roller coaster at times. But Houston is a great place to build your forever home in a community that fits your entire family!

When it comes to new construction, there are a lot of Houston suburbs to choose from. And within each suburb, there are a lot of master-planned communities.

To help narrow your search, we’ve compiled a list of what we think are the top 5 suburbs for new construction homes, along with which communities might be the best fit for you!

Cypress — Our top choice new construction suburb in Houston

At the very top of our list is Cypress. This city has experienced amazing growth over the last several years and there are lots of opportunities for new construction in this area. Cypress features top-rated schools, family-friendly communities, and easy access to the city from the highway. There is also plenty of shopping and recreation close by.

Within Cypress, there are quite a few communities to choose from.

If you’re looking for a smaller suburb with fewer amenities, or a home with more square footage and a larger lot size for the price we’d recommend either Bridge Creek or Avalon. Both are Taylor Morrison communities and are great options.

If you’re looking for a newer development, choose from either Marvida or Dunham Pointe. Marvida is still under development and has a fair share of entry-level builders to choose from. Durham Pointe is being built by mid to upper-tier builders, and the community will have much more commercial space than other developments.

For more established master-planned communities, the two major ones in Cypress are Bridgeland and Towne Lake. Bridgeland, though already largely developed, is still growing and features a lot of opportunities for new home construction. Towne Lake development began over 10 years ago and even features a man-made lake and beach for residents. Lot selections are limited at this point, but there are a few left at the time of writing this.

Katy

Number two on our list is Katy, which is one of the larger and better-known suburbs of Houston.

Residents love living in Katy because of the beautiful neighborhoods, highly-rated school districts, and proximity to a lot of major employment sectors within Houston. With lots of options for shopping and food, Katy has practically anything you’ll ever need.

One of our favorite master-planned communities in Katy is Cane Island. It’s located close to the heart of Katy and there are still plenty of options for new construction.

Some other popular master plan communities that are earlier in development are Elyson and Centerra. Both of these locations have a ton of new construction options, but it may take a few years for them to see substantial growth and may not feel as convenient as other areas of Katy.

If you’re looking for smaller communities within Katy that have entry-level builders, then Tamarron, Katy Pointe, Winward, and Morton Ranch are all great options to check out as well.

Fulshear

Our number three suburb is Fulshear. This is currently one of the fastest-growing suburbs in the Houston area and the majority of the housing available is new construction.

Homes in Fulshear are zoned to either Fort Bend ISD or Lamar ISD. Both are A-rated school districts, but because some of the schools are so new, they don’t have the test scores online yet. There’s plenty of retail and shopping, with more being developed all the time.

One of the largest and most popular communities that still has new construction options is Cross Creek Ranch. It’s a large master-planned community with plenty of pools, walking trails, and lakes.

Another popular community is Fulbrook on Fulshear Creek. It has a rural-country feel and is in the heart of Fulshear. This is a great option if you are looking for new construction on a larger lot.

Tomball

The fourth suburb on our list is Tomball. This is another area that’s growing quickly and has quite a few opportunities for new construction.

Tomball has shopping centers and easy access to highways. This is a great place to live if you still want a rural-country feel, but still live close to everything in the city.

Tomball ISD is rated as an A-plus school district, which is appealing to many families. The master-planned communities and new homes here are slightly more affordable compared to Cypress and Katy, so this is definitely an area worth considering for new construction.

Some popular new home communities include Amira — which is one of the largest master plan communities — Cherry Pines, Rosehill Reserve, and Alexander Estates.

Manvel

Coming in at number five on our list is Manvel, which is located southeast of Sugar Land.

The schools here are A-rated. This area has a lot of new neighborhoods and new construction, and it’s one of the most affordable suburbs on our list!
