Cypress is a suburban city located about 24 miles northwest of downtown Houston, and in our opinion, it’s highly underrated! Especially if you’re looking for an area with larger-than-average homes, family-friendly communities, top-rated schools, great shopping, and minimal traffic.

Like most Houston suburbs, there are plenty of neighborhoods and communities within Cypress. To learn which communities are our favorites, keep reading!

Bridgeland

Hands down the most popular community in Cypress is Bridgeland. This is a beautiful community that features hundreds of walking trails, over 30 playgrounds and parks, and miles of forested biking trails.

Bridgeland was built by the same developer as The Woodlands, which was rated the number one suburb in America according to Niche.com. Bridgeland is much closer to town than The Woodlands, so if you’re looking for a safe family-friendly suburb (and you can forego the trees!), then this is a great option.

Since development began in 2010, Bridgeland has had plenty of housing options and varieties to choose from. There are lots of opportunities for resale and new construction.

If you’re in the market for a new construction home, prices in this neighborhood currently start in the high $300Ks and go all the way up into the millions. As a reference point for today’s market, if you’re looking for a four-bedroom home that’s over 3,000 square feet, the average price point is somewhere in the $600Ks.

Bridgeland is also extremely family-friendly. Between the community events and parks for kids to play outside, it’s a great choice for many families.

Towne Lake

Next up is Towne Lake. This luxury community reminds us a little bit of California because of the water, all the shopping amenities, and the style of homes.

Towne Lake sits on a large man-made lake — one of the few lakes in Harris County that you can have a motorized boat on. They also have a water taxi to take residents to an island with a water park and boardwalk. The island is accessible by boat or car.

Residents also love this community for its family-friendly atmosphere and the top-rated schools.

As far as housing goes, Towne Lake has townhomes all the way up to custom multi-million dollar waterfront estates. They also have a 55 and over section. Towne Lake is in the last phase of construction, so building a new home here is limited. But there are still many resale opportunities! A four-bedroom, 3,000-square-foot home in this community currently has a price tag of around $700K.

Cypress Creek Lakes

Another established neighborhood in this area is Cypress Creek Lakes. This community sits in between Bridgeland and Towne Lake, and is a great option if you want to be in the Cypress area, still have top-rated schools, and be close to shopping, but have lower tax rates.

Black Horse Ranch & Stone Gate

There are also two golf course communities within this area that are quite popular: Black Horse Ranch and Stone Gate. These are both established communities with very beautiful large resale homes. A lot of residents like this area for the lower taxes, great schools and proximity to everything.

Marvida

Marvida is a new master-planned community currently being developed. There are over 12 builders breaking ground on these large recreational amenity complex homes. They will be priced in the high $300Ks and go all the way up into the $600Ks.

Dunham Pointe

Another community coming soon is Dunham Pointe. A luxury community, Dunham Pointe will be located off of Mason Road and 290, and will feature a large 7,000-acre recreation center. Homes here will start in the upper $400Ks and go all the way up into the $900Ks.

Fairfield

Fairfield is a master-planned community that went under development in the late 80s. A lot of residents like this area because it’s zoned for highly-rated Cypress-Fairbanks ISD schools, is close to shopping areas, and they have plenty of great-value homes. You can get an established 3,000-square-foot home in the $300K-$400K range.
